In September 2026, the number of transactions in new projects in Tbilisi increased by 9.8% compared to September of the previous year. Growth was observed in both the primary (6.3%) and secondary (14.6%) markets for newly built flats. Transactions in old projects declined by 4.7%. In September 2026, Georgian citizens remained the dominant buyers in both old and new projects, while the share of foreign buyers increased slightly compared to September 2025 and amounted to 12%.

As of September 2026, the weighted average price of newly built flats in Tbilisi increased across all market areas, rising by 9.9% in the suburbs, 15% in the wider center, and 12.3% in the city center compared to September 2025. It is worth noting that registration of several high-priced projects has begun in the wide center, which has contributed to the rise in prices. Citywide, the weighted average price increased by 11.9% in the primary market and by 10% in the secondary market.

In September 2026, in Tbilisi the number of transactions of residential flats amounted to 4,245 units, reflecting 6.4% YoY increase. Market size increased by 24.1 % standing at USD 376 millions.
